The construction manager acts as the owner’s agent and uses their expertise to take control of a project and see it through from the early stages of design through completion to their client’s satisfaction. Construction management includes value engineering of project design and scope, or guiding the property owner through the tradeoffs which are present in most design decisions to the most cost effective solution to each construction issue. Construction management includes management of the construction process, handling the scheduling, coordination and control of the labor forces, materials and equipment to be used on a particular project or job site. And finally construction management includes financial management, or control over costs, cash flow and project funding, obtaining proper lien waivers and making sure that the funding of each trade contractor’s contract is consistent with the contractor’s job performance. The construction manager is compensated by an explicit fee equal to an agreed percentage of the cost of the entire completed project.
Pre construction services include communications with the architect regarding building and design issues, value engineering, budgeting, material selection and scheduling. This service can be contracted prior to permit. This service will also communicate with financial loan institutions. This service can remain independent of any General Contracting contract.
We provide building and remodeling services for an owner or developer. We have our own team of subcontractors. The client communicates directlly with us, the general contractor and rarely has interaction withthe subcontractor. The general contractor organizes and oversees the entire construction process. A budget is created with allowances made for material and labor.
